Who is Real Estate Negotiator (REN)?
Negotiators are salespersons who
are not given explicit recognition in the Act or Rules but are informally
recognized by the Board as assistants engaged by estate agents in their
practice of estate agency under their immediate direction and supervision.
Hence, negotiators are not authorized to act independently of the estate agency
firm and when in doubt members of the public are advised to check with the
Board or the estate agency firm concerned. Negotiators can only work for one
estate agent at any one time and on a full time basis only.
Why property owners need to appoint Real Estate Agency for Sale or Rent
their property?
Some of owners do not know what a
Real Estate Agency service is, or they scare if they use their services there will
cost them much. Let me explain why you have nothing to lose, but must appoint
an agency to sell your property. Remember, Real Estate Agency is not a “Brokers”:
1. Real Estate Agency is a
professional field.
Estate Agent must register under Board
of Valuers, Appraisers and Estate Agents Malaysia (LPPEH/BOVIA). Those who are
registered under the Board can act as Estate Agents. They provide a service in
buying, selling, leasing properties for clients so that, optimum returns can be
achieved. To be Registered, Estate Agents must passing Part I & Part II of
the estate agent's examination, a candidate shall register as a probationary
estate agent and undergo 2 years post-qualifying practical training and
experience in Malaysia under a registered estate agent and thereafter may
attend the Professional Interview (Test of Professional Competence).
2. Save money and time.
Most of property owner don’t have
a time to arrange and attend house viewing. Also they don’t have skills to do advertising,
plan marketing strategies, documentation and lacks of knowledge in property
selling procedure. Then it come REN role to help. REN are trained to handle a
property buying and selling case. They also trained in marketing strategies, advertising
writing skills and also have lots of time. So owners, will save money and time
by appoint an agent who will do it all for them.
3. The possibility of your home to
be sold, fast and high.
REN are not authorized to act
independently of the estate agency firm. So, in the real estate company will
have some other REN. When customers appoint an agency, they want their home
sold as quickly as possible. In this profession, the REN can share a list of
homes that are open to sell to other REN. It's called co-agency. Imagine if a
company has 20 REN, in fact customers not just appoint one agent only, but 20
people do the work for them.
4. Protect the right of buyer and
seller.
This is the role of real estate agency;
all things must be in black and white documents. Managing deposit money is
under the responsibility of the agency. So if there is a problem of fraud or
breach of the agreement, the agency will identify who mistake it is. This can avoid
the problem of bias between buyer and seller. When both sides have more confidence
to deal, the opportunity to sell a home is high.
5. Find a good tenant.
The situation is ideal if you
have many home or shops rental unsuccessful. When you appoint an agent, he will
develop strategies to ensure you get the tenant as soon as possible and filters
good tenants only.
6. Real estate agents are a
neutral party.
REN is a mediator to both
parties. So REN will make sure both parties are satisfied with the transaction.
Usually when buyers meet direct owners, they will always ask for more discounts.
But with REN involved, they know how to maintain the asking price. This can
avoid owner loses.
7. Tax reduction.
The cost of the appointment of an agent can be absorbed into Real Property Gain Tax (RPGT). So, no one is losing..
